The office and commercial building at Karlsplatz 3 will in future obtain its cooling from the district cooling network of Stadtwerke München (SWM). The contracts with SWM have been signed, and SWM has confirmed the order for the network connection. The connection will be made in the second quarter of 2027.
Everything in the building is already prepared: pipework, control components and mixing groups have been installed, and more powerful floor convectors already provide cooling in the units that have been refurbished. As soon as the connection is complete, the building will be switched over to district cooling. We will then gradually convert the remaining rental units to more powerful components. We will agree on the timing for each unit with the respective tenants so that their operations are disrupted as little as possible.
The network is practically on the doorstep: one of SWM’s two large cooling centres is located in the basement of the Stachus complex. SWM cools with cold water from the groundwater and Munich’s city streams. Compared with conventional air-conditioning systems in individual buildings, district cooling, according to SWM, uses 50 to 70 percent less electricity. Chillers and recoolers on the roof are no longer needed, and the city centre has to absorb less waste heat.
For our tenants, this means reliable cooling with permanently reserved capacity that runs in a much more climate-friendly way. For the building, it is a further step towards future-proof, ESG-compliant building services in a prime city-centre location.
